上海霞飞织带有限公司厂区始建于上世纪90年代，由于产业更迭，早已停止运营，改造前作为快递公司的堆货场使用。旧厂区内有一栋二层砖混结构的办公楼，一栋单层砖混结构坡顶库房，还有一些逐年加建的临时用房和大棚。对比毗邻的文体中心，这个厂区建筑破败，空间闭塞，使用不佳。

Shanghai Xiafei Weaving factory Co., Ltd. was built in the early 1990s. It has already stopped operation due to the industrial structure change. Before renovation, it was used as the storage yard for an express company. There are one two-story brick concrete office building, one single-layer slope roof warehouse, and some temporary buildings and sheds added year by year. Compared with the adjacent cultural and Sports Center, this factory is dilapidated and unusable.

改造方案延续了厂区原有的空间结构，来访者经面向道路一侧的广场进入地块，然后通过南北两楼之间的带形通道可分别进入两侧的建筑。
The design continues the original space structure. Visitors come into the new park through the small entrance square, and then enter the buildings on both sides through the linear space between the north and South buildings.

厂区北侧为二层砖混结构办公楼，原有的平屋面隔热差且漏雨，因此设计首先需要解决的是最基础的构造问题，屋面重新铺设防水及隔热层，并额外增加了利于通风散热的架空坡屋面。
There is a two-story brick mixed structure office building on north side of the factory. The original roof is uninsulated and leaky. Therefore, the first task is to solve this problem by relaying the waterproof and heat insulation layer on the roof. Additionally, we add the sloping roof above for ventilation and heat dissipation.

建筑南侧为开放外廊，房间的往来都需要经过室外空间，使用上非常不便。改造中采用跳跃的铝板和玻璃面将走廊封闭，在满足使用功能的同时，也打造了活泼生动的现代建筑形象。建筑东侧增加的室外悬挑楼梯，在满足了新建筑的消防要求的同时，也有效地丰富了建筑面向城市一侧的立面。厂区南侧为一栋通高单层坡顶建筑。改造建筑的一二层延续了原有的风貌，保留了老建筑的较为封闭的墙面及规则窗洞的形态，而在建筑突破原高的三层位置设计成通长的带形窗，一方面获得更为轻巧和通透的效果，减少实墙直接到顶的压迫感，同时也强调了新与旧的对比。
The south side of this building is a veranda, which is very uncomfortable for people to go cross outdoor space to other rooms. In the renovation, the corridor is closed with random aluminum panels and windows which creates a vivid modern architectural appearance. The outdoor cantilevered stairs on the east side of the building is added to meet the fire protection requirements of the new building, but also enrich the facade of the building facing the city. There is a single-layer slope top warehouse on south side of the site. The façade of the first and second floors of the renew building retain the original style, which is relatively closed with regular windows. The third floor, which is added above the old building, is designed as full-length windows. On one hand, this design achieves a more lightweight and transparent effect, and also emphasizes the contrast between the new and the old.

建筑北立面的改造拆除了不锈钢防盗窗和凌乱的空调外机，保留了现状的窗户并将两扇窗户成组形成一个窗套，把空调外机位巧妙的隐藏于窗户之间的格栅后方，设计在尽可能保留建筑外墙的同时打造了现代简洁的立面。为吸引创意类的公司入驻，这栋建筑的改造考虑了差异化的产品类型。建筑的每单元一至三层整体设置为复式结构，内部设垂直交通，类似“排屋”的形制，每单元直接从外部通道进入。
For north facade, the stainless-steel anti-theft windows and messy air-conditioning units are removed. Two windows are grouped for a window sleeve, the air-conditioning units are cleverly hidden behind the louvers between the windows. The design keeps the original position and size of the windows while creating a clean and modern facade. This three-floor building adopted different space organization to attract creative office companies. Similar to “town house”, each unit has three floors with inside staircase, which can be directly entered from the external square.

最终，改造后的红砖与白墙、坡顶与女儿墙、横向通长的玻璃条窗和纵向两层高窗洞、跳跃的走廊立面和规律的窗洞形成一系列对比，设计力图在小尺度空间中营造出兼具简洁性与丰富性的整体效果。
Finally, the red brick wall and white wall, the slope roof and the parapet, the top full-length windows and the vertical two-story high opening, the random corridor facade and the regular windows, the design create a series of contrasts and richness in small-scale space.
